Property Management Responsibilities

We hold our staff to the highest of standards. Here is our firm’s promise to you, our client, and a list of our property management responsibilities as we see management responsibilities


1. Loyalty to Clients
Our staff shall at all times be loyal to the client. We shall maintain and protect the interests and the property of the client. We shall not engage in any activity that could be seen to be contrary to the interests of the client.

2. Confidentiality
Our staff shall not disclose anything confidential which could be seen as damaging to a client unless we are required to do so by law.

3. Accounting and Reporting
Our staff shall provide accurate, auditable records for each and every asset that we manage for the client. These records shall be made available to the client at all reasonable times. We shall furnish to the client regular reports of their assets. We shall not exaggerate, misrepresent, or conceal material facts of these assets or any related transaction.

4. Protection of Funds
We shall at all times serve as a fiduciary for the client. We shall not commingle any funds with the funds of a client. We shall not use one client’s funds for the benefit of another. We shall keep the client’s funds with an insured financial institution or as directed by the client. We shall at all times exert due diligence to maintain and protect these funds against all reasonably foreseeable losses.

5. Contracts
Any contract between our firm and a client shall be made in clear terms. It shall set forth the terms agreed upon by all parties. This will include a description of the services to be provided by and the property management responsibilities of our staff.

6. Conflict of Interest
We shall not represent any interests that are in conflict with those of the client. We shall not accept any rebate, fee, discount, or any other benefit which could reasonably be seen to be in conflict with the interests of the client.

7. Duty to Former Clients
All of these duties shall also apply to our past clients. Our staff shall act in a professional manner if, for whatever reason, relationships are terminated between our firm and a client.

8. Compliance with Laws and Regulations
Our staff shall at all times comply with, and have the full knowledge of all applicable laws and regulations.

9. Equal Opportunity
We shall comply with all laws and not deny the equal opportunity or equal service to any person for reasons of race, color, religion, sex, familial status, nation of origin, age, sexual preference, or handicap.

10. Duty to Tenants and Others
We shall manage the property of the client with due regard for the rights of the tenants or residents. Our staff shall not engage in any conduct that is in conscious disregard for the safety and health of those who are lawfully on the the client’s property.

We know that good word of mouth is the best way to grow our business. In this way, our interests are tied to yours. We work hard to protect our clients, grow their assets, and keep them happy.
